2021 Business of Vineyards: Vineyard Values & Trends

Napa County vineyard values continue to evolve as new trends arise. Hear from three perspectives in the field – the tax assessor, the land appraiser, and the broker.  They will discuss county activities and the impact of Prop 19, vineyard valuations & appraisals, and merger & acquisition trends for vineyards & wineries.

Review generally what Napa County is seeing in vineyard transfers and assessments along with discussing what we know about the family farm provisions of Prop 19.

Tony Correia, The Correia Company Appraiser* 
Provide an overview of current vineyard values, possibly how recent fires have affected vineyard value, recent changes in appraisal values of vineyard properties and properties with home sites.

Discuss recent transactions and what drives buyers.  Offering a perspective on mergers/acquisitions of a property based on looking at the business model of the business, not necessarily just the property valuation trends.

Meet the Speakers:

Tony Correia, The Correia Company

Tony Correia is currently Principal and Owner of The Correia Company and widely recognized as a leading authority on the valuation of vineyards and wineries, and other agricultural and rural properties. He has been an instructor of valuation courses and seminars throughout North America and is a frequent speaker on agricultural properties; valuation, taxation, and estate planning issues; water rights, and the wine industry and vineyard and winery markets.

Robert Nicholson, International Wine Associates
Robert Nicholson is a Principal of International Wine Associates (IWA), the leader in New World wine industry mergers & acquisitions by the number of deals closed and total value. Before establishing IWA in 1990 Robert was Vice President of Christian Brothers in California. Robert was educated in England at Millfield and studied oenology at the University of Bordeaux. Robert is an active industry commentator at U.S. and international conferences and speaks fluent French.
John Tuteur, Napa County Tax Assessor

John Tuteur is serving his 6th term as Napa County Assessor-Recorder-County Clerk.   John’s 42+ years of county service include County Assessor for 11 years from 1987 through 1997 and 5th District Supervisor from 1973 through 1980. John lives with his wife, Vee, and third and fourth generation cattle ranchers on the property his parents purchased in 1951.  John holds degrees from Yale University and UC Berkeley.
